National Conference: Save the Date

 

2016 National Conference
The 2016 National Conference will be held at the award winning Sofitel Hotel and Conference Centre on Friday 18 November. This is a luxury 5 star venue close to London's Heathrow Airport, with fantastic facilities including onsite parking and free
Wi-Fi throughout.  

Improving your delegate experience
For 2016, we’re moving away from the traditional conference format of previous years to bring you an improved delegate experience. We are reintroducing breakout sessions to give you more choice about the topics that you want to hear about and the information that you want to take away from the event. And as the main auditorium, trade exhibition area and breakout sessions are all located on the same floor, it will be even easier for delegates to get around and really make the most of this must-attend Conference.

Brand New Venue
The 2016 Conference venue has no less than five bars and eateries including French fine dining at La Belle Époque and fresh, live cooking at the international Vivre. Cocktails and light bites are served at Stylish Sphere, whilst those really wanting to celebrate can visit Perrier-Jouet Bar, the hotel’s elegant champagne bar.

Staying over?
Sofitel’s 578 bedrooms include 24-hour room service and access to a 24-hour gym. For those making a weekend of it, why not book yourself into the Sofitel wellbeing spa or hair studio.

Travelling to our 2016 venue
Sofitel has easy access via road, rail, Underground and air:

- Convenient onsite parking facilities include 400 spaces (and reserved parking for BMW owners), so just pull up, unload and the hotel lift will take you straight to the 2016 National Conference!

- By tube, it’s just 21 minutes from Central London to Terminal 5 Rail Station and there is also a fast link via the Paddington Express, which can be purchased at a Sofitel discounted rate (more information to follow).

- For those who prefer to fly, Terminal 5 is five minutes away using the covered pedestrian link. Many UK Domestic flights arrive into Terminal 5 including those from Manchester, Newcastle and Leeds/Bradford airports. If you're thinking of flying to the Conference, check out the British Airways sale, which ends on 17 May.

Customer Service
- Dawsons has implemented a system called 24/7/28, which is a series of service calls made to a buyer/seller post-completion: After 24 hours, a congratulatory call is made. Seven days later, they make a follow-up call to see if the buyer or seller requires a tradesman recommendation. Then after 28 days, a call is made to confirm the first month has gone well for the seller and whether any friends/family require assistance.

- With the view that buyers are potentially future vendors, Heritage is focussing on providing them with good customer service. This includes conducting out of hours viewings, dropping keys off on completion day and providing a 'new home gift package'. Packages may include local gym membership or vouchers for a local restaurant. This is also an opportunity to form relationships with local businesses.


Lead Generation
- Webbers makes follow-up calls with valuations that were conducted 12 months previously and did not come to market.

- Castles created a competition to win &2,000. To participate, individuals had to choose Castles to market their property during April, May and June. Participants also had to receive mortgage and conveyancing quotes, and 'like' the company Facebook page.


Selling Homes
- For a property that was externally unattractive, Webbers created an individual ‘for sale’ board that displayed a striking internal image. They received a fantastic response and sold the property.

- Thomas Morris recommends updating or changing property images to improve click-through rates for Rightmove property listsings.

- Consider setting up an account on social media platform, Periscope. It allows you to broadcast live to followers. Thomas Morris finds it increasingly useful to showcase open houses.

- The ’99 Day Challenge’ sees JB & B Leach promise vendors that if they don’t sell their home within 99 days, the agency fee will be halved.


Staff

- Choose the right staff to conduct viewings and valuations. If a certain employee has built a rapport with a client, then that employee should be the one to conduct the appointment.

- Ensure employees are providing the very best service possible with ‘Observed Listings’. This is a 44 point scoring system created by TM training and development, which helps to achieve the ‘perfect’ valuation.

- Victorstone promotes a healthy work-life balance by offering staff gym membership, flexible working hours for commuters and travel allowance.


Promotion
- Richard James makes use of advertising boards at local supermarkets as their local Tesco receives around 16,000 shoppers per week. Their advertisement asks: ‘Do you know what your house is worth? Call us for a free valuation.’

- Instead of using a ‘We Sell More’ tagline, Heritage adopts a ‘Being Different’ campaign strategy, highlighting the company's leading customer service.

- Dawsons held a ‘selfie’ competition last year. Customers took a photo of themselves next to a Dawsons ‘sold’ board, posted it to their own, personal Twitter/Facebook pages and copied Dawsons into the photo caption. The winner was then chosen by a local newspaper and given &100.


Local Community
- Pygott & Crone forms links with local universities to attract graduates as new recruits.

- Thomas Morris includes a 'Local Events and Fundraising' section in their newsletter.

- JR Hopper has built referral relationships with local businesses. In return for promotion, they pay 5% commission for any referred sale.

Have You Registered for the 2016 Landlord and Tenant Survey?

Relocation Agent Network is partnering with The Property Academy on the 2016 Landlord and Tenant Survey. The survey provides Members with insights into landlord and tenant choices and experiences.

How to Get Involved
Visit www.propertyacademy.co.uk/surveys to register. You will then be sent unique survey links to distribute to landlords and tenants, along with an email template to make it even easier to send out. The survey is open until Sunday 29 May, so register as soon as possible to receive your survey links.

The research is about the choices that landlords and tenants make. How did they find you? Why did they choose you? And what was it like to be moved by you? The results can be surprising and often challenge commonly-held beliefs. The Property Academy is keen to encourage as many agents as possible to take part, to make the results as valulable as last year's, which generated nearly 6,000 responses.

Benefits to Participating Agents
All agents generating responses will receive a copy of the survey report. Agents generating more than 40 responses will receive a copy of their own findings, and those generating more than 100 responses will receive a report that includes their own findings compared with the national results. There is no charge to take part and the Property Academy does not record or pass on any personal data from those taking part in the surveys.
